This week has entered into force Ley/37/2011 of 10 October, procedural streamlining measures a crackdown on delinquent tenants.

The same is incorporated in an amendment to the Civil Procedure Act, which means that "unpaid income tenants have a period of 10 days to respond before a judge by the complaint filed by the landlord," if they did at that period, proceed to eviction without trial. This means that the entire process from start eviction proceedings until the final will be solved in just 2 or 3 months from a year or taking longer than had been the previous measure, which was called eviction Express, Express but had nothing .

I think this will help lower the fears of the lease, which have most of the owners. In the U.S. and Germany, countries with long tradition tenancy, the most distinctive in the way our system is to kick in the ass who does not meet their payments. Our system will always protect the weak (in this case the lessee), which look good if well focused for example, increases in quotas, to maintain a dignified housing or others to abuse by landlords, but never a nod to the default, when there are means to enforce its obligations.
